Airbnb vs Direct Booking: What Each Really Costs You

By Staynora Team · Oct 21, 2026 · 7 min read

Many hosts ask whether they should leave Airbnb and take bookings directly. For most, the better question is how to use both. Each has real costs and real benefits, and the right mix depends on how many repeat guests you have and how much work you want to do yourself.

What Airbnb charges and what you get

Airbnb states that its service fee is a single 15.5% fee paid by hosts, with exceptions such as 16% in Brazil and Mexico. It applies to your nightly price and optional fees such as cleaning, and is deducted from your price to calculate your payout. Airbnb says the fee helps cover processing guest payments, marketing listings to guests and 24/7 customer support.

For many hosts, the main value is demand: guests who are already searching and a trusted payment and review system.

What direct booking costs you

A direct booking has no marketplace fee, but it is not free. You take on:

  • Payment processing fees from whichever payment provider you use.
  • A website or booking page, and the time to keep it accurate.
  • Marketing. Nobody finds a direct site without search, social media, email or word of mouth.
  • Trust. New guests have no platform review history or guarantees to rely on, so you need your own photos, reviews and clear policies.
  • Support, damage handling and cancellations, which you handle yourself.
  • Taxes and local rules, which you must handle directly if no platform is collecting them.

Side by side

  • Reach: marketplaces win for new guests. Direct wins for guests who already know you.
  • Fees: marketplaces charge a percentage. Direct has lower percentage costs but real fixed costs and effort.
  • Control: direct gives you more control over policies, pricing and communication.
  • Risk: relying on one platform concentrates risk. Direct bookings reduce it.

A practical hybrid plan

  1. Keep your main marketplace listings for discovery.
  2. Give every guest an excellent stay and an easy way to rebook, such as your email or a simple booking page.
  3. Check each platform's terms before you share contact details or payment requests outside the platform.
  4. Keep one calendar of truth and block dates everywhere, including direct bookings, so you never double book.
  5. Review every quarter what share of your bookings is direct and whether the extra work paid off.

Frequently asked questions

Is direct booking always cheaper?

Not always. You avoid the marketplace fee, but you take on payment fees, marketing, trust building and support.

Can I take direct bookings and use Airbnb?

Yes, many hosts do both. Block direct bookings on every other calendar and check each platform's terms about contacting guests outside the platform.
